Delaware County Parcel Checks Need Rolls and COMIT

A Delaware County parcel check should use more than one county screen. The Real Property Tax assessment-roll page posts town assessment rolls, including 2026 tentative rolls and prior final rolls, with town links such as Delhi and Walton. That is useful for assessed value and roll context.
The county Planning Department’s COMIT page explains the mapping side: the department houses county GIS, serves county departments and communities, and points users to the Community Online Mapping Information Tool to create maps of tax parcels, wetlands, aerial imagery, and more. For a buyer in Delhi or Walton, the roll can answer assessment questions while COMIT can help locate the parcel and surrounding features. Neither should replace a survey, title search, or assessor call, but together they give a stronger early official check than a real-estate listing.
The practical habit is to know which lane you are in before you call. Assessment rolls answer one kind of question; COMIT answers a mapping question. Keep the town, address, parcel number, tax year, and deadline handy if one applies.
Delaware County has a lot of town-by-town detail, so a Delhi question and a Walton question may not lead to the same counter. Starting with the county roll and COMIT map gives the next call better footing.
