Franklin real-property questions need the county RPTS route

Franklin County Real Property Tax Services is the county layer for parcel data, tax maps, and assessment-roll support. The office maintains and updates the Real Property Database, keeps tax maps linked to parcels, and uses that database as the basis for property tax bills across county municipalities, school districts, and special districts. If the opening mystery is “which parcel is this?” RPTS is a sensible starting point.
Keep the boundary caution close. A tax map is mainly for real-property assessment and taxation administration. It is not a surveyed boundary promise, an access opinion, or proof that land can be used the way a listing makes it sound. That distinction is easy to forget when a map looks precise on a screen.
Use RPTS to identify the parcel, municipality, roll, map, or GIS question, and ask for the map or roll year before comparing bills. Then route the next step carefully: assessor for value or exemption questions, collector or treasurer for payment status, Clerk for recorded documents, surveyor for boundaries, and attorney or title professional for legal-title questions. In Franklin County, the best early answer often tells you which office should answer the second question.
