A Saratoga County mortgage recording estimate should start with the Clerk’s fee schedule, not a generic closing-cost sheet. The schedule lists mortgage recording at $5 per page plus $45 for the cover sheet, with 50 cents for each name over two and a $5 mortgage-tax affidavit.
The same schedule lists mortgage tax at 1 percent unless an exemption applies. The land-records page adds that mortgages tied to Saratoga County land are recorded in the County Clerk’s Office and must include the mortgagors, mortgagees, legal description, and dwelling type.
Ask the title company to match the page count and dwelling description to the county schedule. Save the fee estimate, mortgage amount, property description, and date checked with the closing file.
